Designed for families, friends, couples and special occasions, Mell Fell Barn offers a luxurious countryside escape sleeping up to 7 guests. The heart of the home is a spacious open-plan kitchen, dining and living area with a real log fire, large Smart TV and breathtaking views across Mell Fell. The fully equipped country kitchen has everything needed for relaxed self-catering, while the dining area comfortably seats everyone together.

Outside, unwind in the private sunken hot tub, enjoy the outdoor TV or simply relax in the enclosed garden surrounded by spectacular Lake District scenery. The property also features a peaceful mezzanine snug, perfect for reading, remote working or enjoying a quiet moment.

The barn offers three beautifully furnished bedrooms. The luxurious master suite features an emperor bed, an additional single bed, a sofa seating area, walk-in wardrobe and a stunning en-suite with a freestanding bath, walk-in shower and double sinks. A further double bedroom with Smart TV and a twin bedroom provide comfortable accommodation, while a spacious family bathroom serves these rooms.

Guests can enjoy watching horses and countryside life from the property, with the neighbouring working horse yard adding to the authentic rural charm. The barn also benefits from oil-fired central heating, underfloor heating in selected areas, free Wi-Fi, private parking behind wooden entrance gates and external CCTV covering the outside of the property for added security.

Dogs are welcome (£40 per pet, per night), and for equestrian guests, full horse livery is available from £80 per stay (based on three nights), with guided hacking available from £25 per rider, per hour for up to six horses by prior arrangement.

Guests have exclusive access to the entire barn, private enclosed garden, hot tub and outdoor living areas throughout their stay.

A small number of areas are reserved for the owners and housekeeping team. These include the private store room/garage accessed from the kitchen, the locked boiler room, cupboards within the gym area containing housekeeping supplies and linen, and the downstairs hallway cupboards used for personal storage. All restricted areas are clearly signposted.

Please note that the neighbouring horse yard is a private working area and is strictly out of bounds unless you have arranged horse livery with us prior to your stay. Horses, dogs and machinery are regularly moving around the yard, so we kindly ask that guests enjoy watching the countryside activity from the property rather than entering the yard.

To help preserve the peaceful surroundings for everyone, we also ask that footballs and ball games are not played within the grounds.

Mell Fell Barn is set in a peaceful rural location beside a private working horse yard, allowing guests to experience authentic countryside life throughout their stay. You may see horses, friendly dogs and local wildlife, and occasionally hear normal sounds associated with a working rural setting.

Please note the property has varying levels, internal staircases and external steps, and is therefore not suitable for wheelchair users or guests with significant mobility restrictions.

The fully enclosed garden is perfect for dogs, but we kindly ask that pets remain supervised and that all guests respect the neighbouring animals and surrounding countryside. The private horse yard is strictly out of bounds unless horse livery has been arranged in advance, and we ask that footballs and ball games are not played within the grounds.

The property is accessed through private wooden entrance gates and benefits from external CCTV covering the outside of the property for security purposes, along with automatic exterior lighting.
